Apartment buildings can reduce common-property electricity costs with solar, batteries and well-planned EV charging, but owners need a clear picture before they vote. Our Strata Solar, Battery and EV Feasibility Study looks at the whole building: what the roof can support, what the common property actually uses, and which combination of shared solar, battery storage and EV charging makes sense for your scheme.

The study is priced from $1,500 per building as an indicative starting price. Larger or more complex buildings take more work, and we confirm the fixed price in writing before we start.

What's included

  • Roof inspection covering usable area, orientation, shading, structure and access
  • Common-property load review: lifts, lighting, car park ventilation, pumps and shared services
  • Analysis of 12 months of common-property electricity bills, and interval data where available
  • Shared solar options, including common-property solar and how output could be allocated
  • Battery sizing for common loads, including eligibility for NSW apartment building battery incentives
  • EV charging plan covering car park capacity, load management and staging
  • Financial model with indicative costs, savings, incentives and payback for each option
  • Plain-English summary suitable for the committee and owners

Why Blue Energy Solar

Every building is inspected in person; we do not rely on satellite images alone. We design and install solar, batteries and EV chargers, so the options in the study are ones that can actually be delivered in your building. Blue Energy Solar is a New Energy Tech Approved Seller, which NSW strata funding requires, our installers are SAA-accredited and all electrical work is done by our licensed electricians.

Recommended for

Strata committees and owners corporations that want a costed picture of solar, battery and EV charging options before putting a motion to owners.

From 1 September 2026, NSW offers incentives for eligible apartment buildings with at least 4 units that install shared batteries of 20-200 kWh usable capacity, with a larger incentive when qualifying new or additional solar is installed in the required period. Confirm current values on the official NSW page before the owners corporation signs.

What affects the price: the number of units and buildings, roof complexity, car park size, data availability and whether solar for individual lots is modelled. Any installation needs owners corporation approval and network approval.

Directions

1. The committee or strata manager requests the study and sends 12 months of common-property bills.
2. We confirm the scope and fixed price in writing and schedule a building inspection.
3. Our team inspects the roof, main switchboard, car park and common-property equipment.
4. We model solar, battery and EV charging options, incentives and the financial case.
5. We deliver the report and walk the committee through the options and next steps.

Warnings

The price shown is an indicative starting price; the final fixed price is confirmed in writing after we review the building size and scope.
Safe access to the roof, plant rooms, switchboards and car park must be arranged through the strata manager or building manager.
Savings, payback and incentive figures are estimates and are not guaranteed.
Any works require owners corporation approval and may also need a by-law, council approval and network approval.
Installation is quoted separately.

Frequently Asked Questions

It can, but it is more complex. Common-property solar is the simplest option because the output supplies shared loads on one meter. Sharing solar with individual units needs extra metering or a specific system design, and roof space is often limited. The study compares these options for your building and explains the costs and approvals each involves.

Twelve months of common-property electricity bills, building plans if available, the number of units and car spaces, and any previous reports on the roof or electrical supply. Interval data for the common-property meter is very helpful. Your strata manager can usually obtain these, and we will tell you what is missing after the initial review.

The committee usually considers the report, then puts a motion to a general meeting. We can prepare an Owners Corporation Proposal and present at the AGM or a committee meeting as separate services. Your strata manager should confirm the resolutions needed and whether a by-law is required for the chosen option.

Yes, at planning level. We assess the building's electrical capacity, the car park layout and whether a shared backbone with load management could serve individual spaces over time. For detailed design, our EV-Ready Building Study goes further, covering backbone routes, staging and billing options for residents.
