Approval: installing solar on common property requires a resolution of the owners corporation, and any by-law or cost-sharing arrangement should be settled before work starts. Your strata manager can advise on the resolution required.
Allocation: common-property solar reduces the building's shared bills, which benefits all owners through levies. Sharing solar with units needs suitable metering and cabling, and not every building suits it.
Incentives: STCs can reduce the upfront cost of eligible systems. From 1 September 2026, NSW apartment building battery incentives apply to eligible buildings with at least 4 units, with a larger incentive when qualifying new or additional solar is installed in the required period.
