A study showing how your building's limited roof space could be shared for solar: common property versus individual lots, fair allocation options and metering arrangements.
From $990 (Per building), including GST. Indicative starting price: the final fixed price is confirmed in writing after a site assessment.
In most strata buildings, roof space is limited and forms part of the common property. When one owner asks to install panels, or the building considers solar for everyone, the committee needs a fair and practical way to decide who can use the roof and how. Our Roof Solar Allocation Study measures what the roof can hold and compares the options for sharing it, so the decision rests on facts rather than first requests.
The study is priced from $990 per building as an indicative starting price, confirmed in writing once we have seen the building plans.
Allocation questions are part technical and part community decision. We give the committee accurate numbers on capacity, costs and metering, and set out the fairness trade-offs neutrally, without favouring one owner over another. Every roof is inspected in person, and our layouts reflect how panels and cabling would actually be installed by our SAA-accredited installers and licensed electricians.
Strata committees facing requests from individual owners to install solar on a shared roof, or considering solar for the whole building.
Individual solar systems on a common-property roof usually need owners corporation approval and often a by-law setting out responsibilities for maintenance, insurance and removal. Cable routes from the roof to each unit's meter can be the biggest cost and practical limit, especially in older buildings.
Common-property solar is generally simpler, but the benefit flows to all owners through lower common-property bills rather than to individual units. The study does not replace legal advice on by-laws; your strata manager or lawyer should confirm the resolutions required.
1. The committee requests the study and sends building plans and common-property bills.
2. We confirm the scope and fixed price in writing and schedule a roof inspection.
3. Our team inspects the roof, risers, switchboards and meter room.
4. We model the allocation options, metering and indicative costs.
5. We deliver the report and explain the options to the committee.
The price shown is an indicative starting price; the final fixed price is confirmed in writing after we review the building.
Safe roof access must be available; we only access roofs where an approved safe access method is in place.
The report provides technical options, not legal advice on by-laws or resolutions.
Any installation requires owners corporation approval and network approval, and is quoted separately.
